What personal skills or qualities are needed to become an Appraiser?

Answer:
An Appraiser is one who is typically engaged
in the valuation of real estate.  However, an Appraiser might also be involved in other property or asset valuation, depending on specific training and client needs.


An Appraiser is generally associated with real estate property assessments, and an Appraiser's clients are often mortgage lenders, banks, sometimes Attorneys, Municipalities, real estate investors, and real estate buyers and sellers.

An Appraiser provides clients with an expert, documented opinion of real estate market value of a given property; perhaps for a mortgage company who has been solicited by a potential buyer for a loan to purchase the property.  The mortgage lender wants to ensure the property is capable of recouping the loan value, should the buyer default on payment of the mortgage loan.

By signing off on the official appraisal documents, an Appraiser is giving his or her seal of approval to the figures, estimates, and commentary included in the overall assessment of the property. 
Many states require that Appraisers become licensed or certified.

Appraisers must be detail oriented, methodical, organized, and open minded.  Because there are so many variables associated with real estate and other properties, Appraisers must also be flexible and versatile with regard to applying appraisal and assessment principles to a multitude of styles, sizes, amenities,  and other unique characteristics.

Appraisers should also be well trained and comfortable with Mathematics, Physics, Building Codes, Construction Methods and Materials, Real Estate Law, Business Law, Federal, State and local regulations and ordinances, and other related studies.
